An international best practice industrial hub in the manufacturing heart of Italy

The project has been developed through all stages, from initial conceptualization to complete implementation. It is a new manufacturing facility operated by Philip Morris Manufacturing & Technology.

Due to its international character and to meet the clients’ special needs, the project was performed by a team covering every specialized discipline, both in design and construction management, working with the client for a full-service assistance, from the delicate and special concept process (by the Henn GmbH), approval, design, selection of constructors in the various contracts and implementation, to factory production start.

The production hub is located within the industrialized area of the municipality of Crespellano. The primary goal of the project, through the development of the production area, was to create new jobs by facilitating the existing supply chain of the local business fabric.

Politecnica managed relations with the territory, the involved authorities, network and infrastructure providers for utilities and connections to the facility, and coordinated with the Archaeological Superintendency during excavation phases following the discovery of a pre-Roman village, as well as with the Fire Brigade Command. The facility has been recognized as an APEA Ecologically Equipped Productive Area and stands as a best practice for the management and coordination of Execution Phase Safety. In the first phase, over 80,000 square meters of gross floor area were constructed, dedicated to logistics, production, quality control, and administration.

The complex is structured in production pavilions, functionally connected by a central spine. The entrance is pivotal, functional and aesthetic, welcoming operators into a technologically and energetically advanced envelope overlooking the the hills of Bologna. Inside, the structure houses offices, a free-flow restaurant with a kitchen, and a gym available to all employees.

The PMI Crespellano facility is undoubtedly a benchmark and a best practice case internationally, particularly regarding quality and construction timelines: from shared design to the completion of works and the start of production, only 33 months were required.

The environmental impact of the new settlement is the result of a careful selection of materials, such as aluminum and rock wool, which are largely recyclable. The photovoltaic system installed on the pavilions' roofs meets the electricity needs of the administrative spaces, the canteen, and the gym, using high-efficiency and low-consumption lighting systems. The interior lighting of the spaces is ensured by fully glazed facades, mitigated by solar shading.

The focus on energy efficiency and construction quality has led to the achievement of the Class A energy certification for the administrative building.
